Earthwise Design is serving as the Owner’s Project Manager for the new Union Hall for IATSE Local 720 in Las Vegas, Nevada. This role positions Earthwise Design as a strategic partner to union leadership—guiding vision, process, and execution for a once-in-a-generation investment in the future home of Local 720’s membership.
Establishing Vision, Process, and Alignment
Our work began by collaborating closely with Local 720 leadership and the Building Committee to define a clear and transparent project delivery framework. This included aligning values, operational needs, and long-term aspirations for a Union Hall that reflects the dignity, skill, and solidarity of stage and entertainment professionals in the Entertainment Capital of the World. Together, we established a shared understanding of scope, performance goals, governance, and decision-making pathways—ensuring the project would move forward with clarity and confidence.
Budget, Schedule, and Site Stewardship
At the union’s existing Valley View Boulevard site, Earthwise Design led early budget modeling, cost validation, and schedule development, translating programmatic needs into realistic financial and timeline expectations. This foundational work enabled leadership to make informed decisions early—balancing ambition with fiscal responsibility—while protecting the union’s long-term interests.
Procuring the Design Team: Competitive RFQ
Earthwise Design then authored and managed a competitive Request for Qualifications (RFQ) process to identify the most qualified architectural partners. This process emphasized experience with complex institutional projects, collaborative culture, cost-aware design, and sensitivity to the union’s identity and governance structure. We supported the evaluation process, facilitated interviews, and advised leadership through selection—ensuring the final decision was both technically sound and culturally aligned.
CMAR Procurement: From Design to Delivery
Following architect selection, Earthwise Design led the development and release of a Construction Manager at Risk (CMAR) RFQ, structuring a procurement process that prioritized transparency, preconstruction expertise, constructability, and cost control. By sequencing the architect and CMAR selection thoughtfully, the project is positioned to benefit from early contractor input while maintaining design integrity and budget discipline.
Ongoing Collaboration
With the selection of assemblageSTUDIOas Architect, Earthwise Design now continues in an active Owner’s Project Management role—collaborating closely with the design team, union leadership, and future construction partners. Together, we are advancing the Union Hall toward a design that is practical, resilient, and deeply rooted in the values of Local 720: solidarity, craftsmanship, and community.
